Officials hope 'winter-blend' gas will drop prices

(AP) ? State leaders ? and drivers ? hope to see gasoline prices drop soon, now that California officials have approved the release of "winter-blend" fuel that is expected to help bolster the state's supplies.

State air pollution regulators say California's air quality isn't expected to get worse after the governor ordered the release of a dirtier blend of gasoline to help slash record-high pump prices.

The California Air Resources Board issued a regulatory advisory a day earlier after Gov. Jerry Brown ordered it to allow so-called "winter-blend" gasoline to be sold in California earlier than usual to increase supply.

AAA said the average price for a gallon of regular gasoline in California hit $4.671 Tuesday ? the highest price in the nation and an all-time high for the Golden State. Analysts said the spike has been driven by refinery disruptions and corrosion issues in an important pipeline.

"This action is necessary to address the extreme and unusual fuel supply circumstance," said the board's advisory allowing the use of the more polluting fuel. "(It) is necessary for the immediate preservation of the public peace, health and safety or general welfare."

California usually converts to the gas on Oct. 31. The fuel evaporates in heat more quickly than summer-blends, so sends more pollutants into the environment, especially in warm weather.

Gil Duran, a spokesman for Brown, said the governor looked at all the options available, particularly scientists' prediction that such a change would not have a significant effect on the environment, and "when he learned this could increase the supply by 8 to 10 percent, it just made sense."

Sunday's action was the first time since 2005 ? when gas supplies were affected by refinery disruptions in the wake of Hurricane Katrina ? that the air board has approved early conversion to winter-gas blends.

Officials said it could take days before prices fall, depending on how quickly refineries can get the winter-blend fuel to market.

"The gasoline market moves on news, and this is clearly good news in terms of supply, because it should be able to increase supply immediately," said Alison apRoberts, a spokeswoman with the California Energy Commission.

The third day of record-setting prices at the pump has also prompted calls for a federal investigation.

Sen. Barbara Boxer, D-Calif., on Monday asked the Department of Justice's oil and gas price fraud working group to look into whether maintenance issues at refineries were being used as an excuse to drive up energy prices.

Boxer's request came a day after Sen. Dianne Feinstein, D-Calif., called on the Federal Trade Commission to investigate, saying residents need to be protected from "malicious trading schemes."

Winter-blend gas typically isn't sold until November, when cooler temperatures allow for its use while maintaining federal and state air quality standards. Few refineries outside the state are currently making summer-blend gas, putting the pressure on already-taxed California manufacturers.

Still, the air board said it believed that changing over a few weeks earlier than normal would not push California's air pollution beyond normal levels for this time of year.

Nobel prize to Briton, Japanese for stem cell work

STOCKHOLM (AP) ? Two scientists from different generations won the Nobel Prize in medicine Monday for the groundbreaking discovery that cells in the body can be reprogrammed to become completely different kinds, potentially opening the door to growing customized tissues for treatments.

The work of British researcher John Gurdon and Japanese scientist Shinya Yamanaka ? who was born the year Gurdon made his discovery ? has raised hopes of developing transplant tissue to treat diseases like Parkinson's and diabetes. And it has spurred a new generation of laboratory studies into other diseases, including schizophrenia, that may lead to new treatments.

Basically, their work paved the way to making the equivalent of embryonic stem cells without the ethical questions the embryonic cells pose.

"Their findings have revolutionized our understanding of how cells and organisms develop," the Nobel committee at Stockholm's Karolinska Institute said in announcing the 8 million kronor ($1.2 million) award. It was the first of this year's Nobel Prizes, with five more awards to be announced by next Monday.

Gurdon, 79, showed in 1962 that the DNA from specialized cells of frogs, like skin or intestinal cells, could be used to generate new tadpoles. That showed the DNA still had its ability to drive the formation of all cells of the body.

At the time, the discovery had "no obvious therapeutic benefit at all," Gurdon told reporters in London. "It was almost 50 years before the value ? the potential value ? of that basic scientific research comes to light."

In 1997, the cloning of Dolly the sheep by other scientists showed that the same process Gurdon discovered in frogs would work in mammals.

More than 40 years after Gurdon's discovery, in 2006, Yamanaka, 50, showed that a surprisingly simple recipe could turn mature cells back into primitive cells, which in turn could be prodded into different kinds of mature cells.

Basically, the primitive cells were the equivalent of embryonic stem cells, which had been embroiled in controversy because to get human embryonic cells, human embryos had to be destroyed. Yamanaka's method provided a way to get such primitive cells without destroying embryos.

"The discoveries of Gurdon and Yamanaka have shown that specialized cells can turn back the developmental clock under certain circumstances," the committee said. "These discoveries have also provided new tools for scientists around the world and led to remarkable progress in many areas of medicine."

Just last week, Japanese scientists reported using Yamanaka's approach to turn skin cells from mice into eggs that produced baby mice.

Gurdon has served as a professor of cell biology at Cambridge University's Magdalene College and is currently at the Gurdon Institute in Cambridge, which he founded. Yamanaka worked at the Gladstone Institute in San Francisco and Nara Institute of Science and Technology in Japan. He is currently at Kyoto University and also affiliated with the Gladstone Institute. Yamanaka is the first Japanese scientist to win the Nobel medicine award since 1987.

Gurdon said he first thought someone was "pulling my leg" when he got the call from the Nobel committee. He said he planned to celebrate with a drink, but expected to be back in the lab Tuesday morning and that he had no plans to retire.

Yamanaka told Japanese broadcaster NHK that he was at home doing chores on Monday when he got the call from Stockholm. "Even though we have received this prize, we have not really accomplished what we need to. I feel a deep sense of duty and responsibility," Yamanaka said.

Choosing Yamanaka as a Nobel winner just six years after his discovery was unusual. The Nobel committees typically reward research done more than a decade before, to make sure it has stood the test of time.

In 2010, the Nobel Prize in physics went to two researchers whose discoveries were also published six years earlier. In 2006, two American scientists won the medicine prize eight years after their work was published.

Prize committee member Juleen Zierath said Gurdon and Yamanaka's discoveries, which also earned them a Lasker award for basic research in 2009, could hold "immense potential," including in developing treatments for Parkinson's disease and in making cells that produce insulin. However, she added that therapeutic implications are still far away.

The idea of reprograming cells has also been put to work in basic research on disease, through an approach sometimes called "disease in a dish."

The reprogramming allows scientists to create particular kinds of tissue they want to study, like lung tissue for studying cystic fibrosis, or brain tissue for Huntington's disease. By reprogramming cells from patients with a particular disease, they can create new tissue with the same genetic background, and study it in the lab. That can give new insights into the roots of the problem.

In addition, that approach allows them to screen drugs in the lab for possible new medicines.

Experts welcomed the announcement, praising the duo for their groundbreaking and influential discoveries in a field riddled with ethical debates.

"Everyone who works on developmental biology and on the understanding of disease mechanisms will applaud these excellent and clear choices for the Nobel Prizes," said John Hardy, professor of Neuroscience at University College London. "Countless labs' work builds on the breakthroughs they have pioneered."

Yamanaka deserves extra credit for overcoming fierce objections to the creation of embryos for research, reviving the field, said Julian Savulescu, director of Oxford University's Uehiro Centre for Practical Ethics.

"Yamanaka has taken people's ethical concerns seriously about embryo research and modified the trajectory of research into a path that is acceptable for all," Savulescu said. "He deserves not only a Nobel Prize for Medicine, but a Nobel Prize for Ethics."

Goran Hansson, the secretary of the prize committee, said he had reached both winners by phone before the announcement. He said they were looking forward to coming to Stockholm to collect the award in a ceremony on Dec. 10, the anniversary of prize founder Alfred Nobel's death in 1896.

The medicine award was the first Nobel Prize to be announced this year. The physics award will be announced Tuesday, followed by chemistry on Wednesday, literature on Thursday and the Nobel Peace Prize on Friday.

The economics prize, which was not among the original awards, but was established by the Swedish central bank in 1968, will be announced on Oct. 15.

BBC announces YouTube original content channels for science, nature

DNP BBC YouTube

Hot on the heels of YouTube's launch of 60 new original content channels, the BBC has announced that it will be partnering with Google's video service to present two of those. The UK broadcaster said it will introduce a nature channel, with content coming from its BBC Earth Productions unit, and a science channel featuring Top Gear presenter James May "and his crack team of scientists." The new portals will come online in 2013, and "Auntie Beeb" has also redesigned its six current YouTube stations and added new clips from Top Gear (season 18) and other original programs, too. All that comes along at the same time as the refreshed iPlayer -- another way the company's been creative with technology, lately.

McGill researchers link genetic mutation to psychiatric disease and obesity

Deletion of brain-derived neurotrophic factor leads to major depression, anxiety, and obesity

McGill researchers have identified a small region in the genome that conclusively plays a role in the development of psychiatric disease and obesity. The key lies in the genomic deletion of brain-derived neurotrophic factor, or BDNF, a nervous system growth factor that plays a critical role in brain development.

To determine the role of BDNF in humans, Prof. Carl Ernst, from McGill's Department of Psychiatry, Faculty of Medicine, screened over 35,000 people referred for genetic screening at clinics and over 30,000 control subjects in Canada, the U.S., and Europe. Overall, five individuals were identified with BDNF deletions, all of whom were obese, had a mild-moderate intellectual impairment, and had a mood disorder. Children had anxiety disorders, aggressive disorders, or attention deficit-hyperactivity disorder (ADHD), while post-pubescent subjects had anxiety and major depressive disorders. Subjects gradually gained weight as they aged, suggesting that obesity is a long-term process when BDNF is deleted.

"Scientists have been trying to find a region of the genome which plays a role in human psychopathology, searching for answers anywhere in our DNA that may give us a clue to the genetic causes of these types of disorders," says Prof. Ernst, who is also a researcher at the Douglas Mental Health University Institute. "Our study conclusively links a single region of the genome to mood and anxiety."

The findings, published in the Archives of General Psychiatry, reveal for the first time the link between BDNF deletion, cognition, and weight gain in humans. BDNF has been suspected to have many functions in the brain based on animal studies, but no study had shown what happens when BDNF is missing from the human genome. This research provides a step toward better understanding human behaviour and mood by clearly identifying genes that may be involved in mental disorders.

"Mood and anxiety can be seen like a house of cards. In this case, the walls of the house represent the myriad of biological interactions that maintain the structure," says Ernst, "Studying these moving parts can be tricky, so teasing apart even a single event is important. Linking a deletion in BDNF conclusively to mood and anxiety really tells us that it is possible to dissect the biological pathways involved in determining how we feel and act.

We now have a molecular pathway we are confident is involved in psychopathology," adds Ernst, "Because thousands of genes are involved in mood, anxiety, or obesity, it allows us to root our studies on a solid foundation. All of the participants in our study had mild-moderate intellectual disability, but most people with these cognitive problems do not have psychiatric problems so what is it about deletion of BDNF that affects mood? My hope now is to test the hypothesis that boosting BDNF in people with anxiety or depression might improve brain health."

Attracting Abundance | Self Help Made Simple

By Jason Ratliff, on October 7th, 2012

Stress about the lack of money and guess what you?re going to attract? That?s right, lack of money.

So I know what not to do, but what am I supposed to do if I just don?t have the money? Be grateful for what you do have in your life. Food, shelter, family, friends, and love even. Really feel the gratitude for these things. They are real and they are yours. You can feel abundance with these things alone.

Having an attitude of gratitude places you in a positive state of mind. Having a positive state of mind attracts positive results and boosts confidence in the process.

So the next time you start feeling a lack of money and are experiencing financial hard times, shift your focus onto the already present abundance in your life.

The only true way to eliminate a bad habit is to replace it with a good habit. In this case it is replacing the bad habit of financial worry to a new habit of feeling gratitude for the abundance in your present life.

So what will all this do for my financial status, you may ask? It will put you back on track to an authentic way of thinking that helps erase fear from your state of mind.

One will have to heighten their awareness to monitor any pattern of negative thought. It may take some work and determination but it will be well worth it.

Negative thoughts of lack can be quite stubborn in pointing out what is missing from your life which is why I stress awareness. You may have to step back whenever a shift of lack attempts to rule the mind.

This is a habit so it will take work to replace it. It will take practice, persistence, and determination.

Believe in yourself. You are meant to live a life of abundance. It is your God given born right.

Gratefully yours,

?

Dealing In Commercial Real Estate Like A Pro | Eric Chua : Life - First

There is a lot more profits in commercial real estate than residential. It can be a little harder to find the good opportunities, though. With the tips here, you can understand what it takes to make some smarter real estate decisions and deals.

Put your energy toward one investment at a time. Regardless of whether your real estate investment is a office, apartment complex, or undeveloped commercial land, it is important to concentrate your efforts on only one investment. Your undivided attention will be need to maintain each of these types of property. It is a lot better to master one type of investment that to be mediocre with many.

It?s likely that the property you buy will need some repairs and work before you move in. In some cases, these may be minor changes, such as a new coat of paint for the walls or a new arrangement of furniture. You may even need to tear a wall down to make the floor plan fit your needs. Be sure to negotiate prior to signing any contract who pays for any improvements; it may be the case that your landlord, if you have one, will contribute a portion of any costs.

TIP! To prepare for any sizable investment in commercial real estate, investigate indicators of fiscal health around the property in question, such as average income levels for nearby residents, rates of employment and unemployment, and whether jobs in the area are rising or falling. For example, buying a home near a large employment center, such as a university or hospital, will lead to a higher value and faster sale down the road.

Create your own blog or personal website where you can present yourself as an expert in your field. You will then have a better chance of locating people who want to purchase your properties or lease space from you.

Always rent out all the available space in your commercial rental properties. If there is still open space, it will be incumbent upon you to pay for maintenance. If you discover that you have multiple properties that are unoccupied, you should attempt to ascertain the underlying reason. Further action may be required on your part to avoid scaring off potential tenants.

You should always request the credentials of any and all inspectors working with your real estate transaction. This should be especially noted for those who work in pest removal since there are actually a number of non-licensed people who work in this area. This can keep you from having bigger headaches after the sale.

TIP! With a new lease, keep in mind that what you charge for rent will be important for the growth of your investment. Have a price in mind before beginning discussions with possible lessees.

Don?t ignore the environment that a property you?re considering is in. It?s up to you to clean up any damage or environmental waste associated with your property. Are you considering buying a property within a flood zone, which can effect your insurance, storm water drainage and possibly impede future growth potential? That may not be the wisest choice. Certain agencies are available in most areas that will provide substantial information regarding the local environment, its conditions, weather patterns, and any concerns you should have as a real estate owner.

Feng Shui

Consider feng shui for your home office and your commercial real estate purchases. Two fundamentals of feng shui are the removal of clutter and having a lot of open space. Both of these will also be attractive to prospective buyers.

TIP! When you are considering making an investment in commercial real estate, know what you need. Features like square footage or restrooms should be predetermined to make the process easier.

To find a trustworthy real estate firm, inquire about their methods on how they make a lot of their money. An honest real estate firm will usually answer these questions with ease and may even provide documentation to some extent. See to it that you realize how they benefit from a certain transaction that involves you.

You should go ahead and advertise any commercial property for both far and local people. Most individuals make the error of thinking that only the people in their area are the ones interested in purchasing their property. Many investors will consider purchasing a property outside their own region if the price is right.

Prior to listing your commercial property for sale, have it checked out by an inspector with at least five years of experience. This way you can make sure it is prepared in advance of a sale, and if any problems arise during the inspection you can take care of it on the front end.

TIP! Whether you are buying or selling, don?t shy away from negotiation. Make your voice heard and strive for fair market value pricing.

Commercial Property

One of the biggest considerations in the process of attaining commercial property is to know the neighborhood of each and every prospective location. If you are looking in a high-rent neighborhood, you may have a better chance at success once you get going because of the potential of area residents to have money to spend. If your product or service tends to appeal primarily to lower or middle class consumers, look for commercial property in a more conservative neighborhood.

If you want to spend some money on commercial real estate, consider tax breaks you may get. As with home mortgages, the interest paid on commercial real estate loans is tax-deductible, as is depreciation. However, investors sometimes receive ?phantom income?, which is income that is taxed, but not received as cash. You should know about this income before you make a investment.

TIP! If you are new to investing, focus on one investment type at a time. Begin by selecting which type of commercial buildings you would most like to purchase and then devote all of your time to those types of properties.

You should have a better understanding of real estate by now. The world of commercial real estate is always in flux, so it is important that you keep up on the latest information and be prepared to change your methods as the market changes. By doing so, you will be in a position to recognize the good opportunities that others might miss, and make a deal that maximizes your
